How Matterport 3D Tour is different from Traditional Virtual Tours?

Nothing on the market that calls itself a “3D tour” actually lets us interact with a space the way we really wanted – as if it were real.

Most industry standard virtual tours are not virtual tours at all – only slideshows of static images, offering 5-15 panorama points that allow you to specific rooms. This still doesn’t solve the issue of flow and layout.

Matterport 3D spaces knit together photographic data and dimensional data of a space to produce something that goes beyond simply morphing a single two-dimensional panorama into another. We create an actual, complete digital replica of a real space. The Matterport camera produces 50-200+ panorama points and stitches them together into a seamless 3D Model. This means that you will not only be able to view the entire property from all angles, but you will also be able to zoom in and out to see an accurate scale model of the property.

How long does the scan take?

First count the time it takes to stage/prepare the site. Estimate is 30 minutes.

Next count the time actually spent scanning. An individual scan takes about 75 seconds.

On average, it takes about 45 minutes to scan 1,000 square feet (93 meters squared), so a typical 2,000 square feet (186 meters squared) property can be scanned in about 1.5 to 2.5 hours.

Scan time can vary based on the complexity of the location and other factors.

How should we prepare for the scanning?

How to prepare the Property?
Please ensure that the space is as clean and clutter free as possible for the highest quality scan. Hide personal belongings and unattractive items. Turn on all of the lights and remove any pets or objects that could potentially move during the scan session.

Additional Requirements:
All doors, windows and miscellaneous objects must remain in the same position for the duration of the scan. This means that all decisions regarding staging and placement must be made prior to beginning your 3D scan session. Bright light glaring into a property or uncovered windows that produce excessive glare can reduce the quality of the scan.

Does the Property Need to be Vacant?
The camera captures 360 degrees of the property and is continuously taking images and rotating, so it can capture every subtle movement and reflection. It is best for the technician to have access to a vacant home.

If a vacant home is not possible during your scheduled session, we will ask that people and pets remain in an entirely different room, or preferably on a different level of the home.

We use the most advanced 3D visualisation techniques that enable us to scan the interior of any property. Matterport 3D camera uses a combination of infrared and photogrammetry in order to build the 3D Tours.

What is the Process Like?
We will place the camera throughout the space, which will then rotate 360 degrees in order to capture every inch of the room it is in. The number of placements can range from 40 to well over 200, depending on the size of the space. All of the data taken by the camera is sent to our iPad in real time.

Can we scan outside?

Although the camera is only designed for inside, we have successfully scanned areas outside if lighting is soft enough and wind is light. Each location has special circumstances to consider.

What Happens After the Scan Takes Place?

Once the scan has taken place, your technician will upload the data to a server to process and compile it into a seamless 3D virtual tour, typically ready within 12-48 hrs of the scan completion. You will receive links for sharing and embedding directly through email.

How can I share the 3D Tours?

We provide a simple link that is easily implemented onto your website or shared via mobile and web. The links are in an HTML code format with the ability to be shared and placed through almost any online medium. You will be able to view and share the virtual tour via MLS, on your website, through external websites, email and on social media.
Your 3D Tours are accessible from anywhere in the world at any time.

Compatible Browsers to View the Tour
Our 3D models and tours use WebGL, which is the modern standard for 3D content viewed on the web. On desktop computers, WebGL is supported by the latest version of Chrome, Firefox, Safari and Internet Explorer.

Compatible on Mobile Devices?
The 3D Tours are accessible on all Android devices and Apple devices running iOS 8 or higher.
